Who Needs An EPC?
An EPC is a legal requirment when a property is put up for sale or rental.
The Vendor or landlord must ensure that one has been prepared and is available to the prospective purchaser or tenant.
If an EPC is not available you could be fined a maximum £5000.00.
What does the assessment involve?
Establishing the age and construction method of the property.
Measuring the area of the property.
Establishing the heating system present including secondary heating and controls.
Identifying any cavity wall and loft insulation that are present.
Identifying any alternative heating (e.g solar)
Calculate the percentage of low energy bulbs present.
How long will it take?
On average the assessment takes between 30 and 45 minutes depending on the size of the property.
What does the Energy Certificate contain?
Information on your properties carbon dioxide emissions and Energy use.
A recommendation report with suggestions to reduce energy and carbon dioxide emissions.
A rating graph from A to G. An ‘A’ rating is the most efficient, while ‘G’ is the least efficient. The average efficiency grade to date is 'D'.
The average running costs for the property.
The cost of any recommended improvements.
The savings if any improvements are carried out.
You don’t have to act on the recommendations in the recommendation report. However, if you decide to do so, it could make your property more attractive for sale or rent by making it more energy efficient.
How will the EPC be delivered?
The EPC will be Emailed to you as a pdf attachment by the next working day.
This method is the easiest way to enable you to forward it on to your Estate Agent or Solicitor.
A hard copy can be sent to you if requested, for a small additional charge.
